When purchasing a property in an overseas country the local procedures will always vary from your home country and their norms. Our portfolios of developments provide you with legal security as we have already undertaken the necessary due diligence on the property or developer, however, for your own peace of mind and to avoid risk it is always recommendable for buyers to use reputed independent lawyers who can communicate in your native language.

Purchasing property in Spain is actually a straight forward transparent process, Latin legal systems are very thorough and protective to buyers. the purchase process is outlined in detail in our buyers guide – download here.

There are a large number of local legal services available who can assist you in all legal matters in association to property purchase, namely but not exclusively including:

  • Undertaking the necessary due diligence on a property to confirm that all legal documentation is in order.
  • The property is debt free and has a full legal bill of health.
  • Obtain your necessary NIE, and identification numbers to enable a property purchase if required.
  • Set up bank accounts and direct debit payments for your property upon completion.
  • Attend the public notary to register your title deeds.
  • Advice on property rental contracts, Spanish wills and taxes.

There are a variety of options available in relation to financing an overseas property purchase from equity release in your origin country to obtaining a local mortgage in Spain.

Property developments may offer finance via an affiliated bank but we always advise our clients to shop around for the best offer through a local financial advisor who can offer truly independent advice. Currently, interest rates are at an all-time low in Spain – so it may be beneficial to look at part financing of a property especially if the purchase is investment related.

A standard rule of thumb for current loan to value criteria would provide in the region of up to 70% mortgages for non-resident buyers and up to 85% for Spanish tax residents.

Certain properties within our portfolios offer subrogation mortgages from the original developer loans and potentially up to 100% finance subject to status for Spanish residents.

New development options include favourable payment terms generally with a 30% down payment required by the developer and remaining funds due upon completion of the sale.

There are a wealth of furnishing companies offering furniture packs for holiday home and investment buyers of property in Spain. A number of our exclusive developments will offer the option to purchase an already installed furniture package, however we can also recommend preferred suppliers for standard and bespoke interior design packages, if required, or you are free to select your own furnishing.

Depending on your reasons for purchase your requirements will vary, furnishing of own use property will obviously revolve around your own personal taste, budget and requirements.

Standard furniture packs satisfy basic rental requirements, however you may wish to upgrade some of the items in these packs to help you achieve a higher rental return.
